Bitcoin Collateral Gets a Mortgage Gateway
Coinbase and Better Mortgage have expanded access to their crypto-backed mortgage offering across the United States, enabling homebuyers to leverage their Bitcoin holdings without forcing immediate liquidation. The partnership combines traditional home financing with a secured loan backed by pledged cryptocurrency, streamlining the process for borrowers seeking alternative funding methods for residential down payments. This product represents a tangible example of how cryptocurrency infrastructure increasingly intersects with mainstream financial services.
How the Collateral Structure Works
The product pairs a conventional conforming mortgage with a separate loan collateralized by Bitcoin. Better Mortgage originates and maintains both loans, while Coinbase provides the technical infrastructure for custodying pledged cryptocurrency. Borrowers can pledge Bitcoin to support their down payment rather than deploying the entire amount in cash, preserving the option to benefit from future price appreciation while obtaining financing.
A key feature distinguishes this offering from traditional margin lending: the arrangement includes no margin calls triggered by normal market price movements, providing stability and predictability for borrowers managing leveraged positions. Better Mortgage enforces a collateral ratio requiring pledged Bitcoin to equal at least 250% of the down payment loan amount. To illustrate the mechanics, a homebuyer purchasing a $500,000 residence could pledge $250,000 in Bitcoin to secure a $100,000 down payment. The precise collateral requirement varies based on the lender’s underwriting criteria and individual risk assessments. Bitcoin collateral is held in Better’s custodial account on Coinbase Prime, maintaining a separation of custody responsibilities and lending operations.
Rolling Out Incentives and Mainstream Adoption
Initially introduced in March with both Bitcoin and USDC options, the mortgage product is now broadly available to U.S. borrowers. A new incentive structure rewards Coinbase One members: eligible participants receive a lender-funded credit equal to 1% of the total mortgage amount, capped at $10,000. This benefit allows crypto holders to tap existing holdings without forced asset sales, effectively bridging digital asset ownership with traditional wealth deployment for major life purchases.
While Bitcoin-backed mortgages are not entirely novel—Canadian lender Ledn launched a comparable offering in December 2021, and Miami-based fintech Milo introduced a Bitcoin mortgage in January 2022—Coinbase’s entry represents a significant inflection point in mainstream adoption. As major financial institutions deepen integration of cryptocurrency collateral, homebuying emerges as another critical frontier for digital asset utility within traditional finance infrastructure.
