Migrating Mortgages to the Blockchain
Pineapple Financial has successfully transferred over $1 billion in residential mortgage records to Injective, a layer-1 blockchain platform designed for financial applications. This represents a significant step in the company’s long-term strategy to convert its entire historical loan portfolio into blockchain-based records. The initiative involves encoding mortgage details into onchain records rather than reselling loans as traditional mortgage securities, preserving the connection between digital records and original loan documentation.
According to Injective, Pineapple’s long-term roadmap targets placing over 29,000 mortgages valued above $10 billion onto the network. Currently, the migration includes 2,079 recorded mortgages, up from approximately 1,259 when the project launched in December 2025, demonstrating steady progress. Each mortgage record incorporates more than 500 distinct data points, encompassing loan-specific details intended to facilitate verification procedures, enable comprehensive audit trails, and support financial risk assessment.
Tokenized Assets Gain Momentum
The mortgage records are tracked through PAPL0 tokens, which represent individual mortgage records rather than ownership stakes in the underlying loans. Data from Token Terminal indicates the PAPL0 asset market capitalization has reached approximately $1.1 billion, reflecting growth of 48.2% over the preceding nine months. This expansion reflects increasing investor confidence in blockchain-based representations of traditional financial instruments.
Pineapple’s integration with Injective extends beyond the mortgage migration project. The company maintains a separate $100 million treasury of Injective’s native token (INJ), with holdings validated through Kraken’s participation as a primary network validator. This arrangement demonstrates how blockchain platforms are attracting enterprise capital commitments from traditional financial institutions.
Broader RWA Tokenization Momentum
Pineapple’s mortgage tokenization initiative is part of a wider industry trend toward converting real-world assets into blockchain-based digital representations. Real estate tokenization has emerged as a particularly active segment of this broader movement. In June, a consortium including Goldman Sachs, Archax, and the Apex Group launched a tokenized real estate fund, enabling investors to hold fund shares as digital tokens through Goldman Sachs’ Digital Asset Platform. Meanwhile, Dubai has intensified its own real estate tokenization efforts, with the Dubai Land Department advancing its pilot program following approximately $5 million in tokenized property transactions recorded on the XRP Ledger.
However, tokenized real estate remains a modest component of the overall real-world asset ecosystem. According to data aggregator RWA.xyz, the tokenized real estate sector holds approximately $226.5 million in total value, having increased 11.7% over the past month. In contrast, the complete RWA market tracked by the same platform encompasses approximately $38.8 billion, indicating substantial growth potential in real estate tokenization.
Successful enterprise deployment of mortgage tokenization across multiple blockchains validates blockchain’s capacity to streamline complex financial infrastructure, potentially accelerating mainstream adoption across the crypto sector.
